Mansion Block Bathroom Renovations in Chelsea

A bathroom renovation inside a Chelsea mansion block is not the same job as a bathroom renovation inside a Victorian terrace. Concrete floors that limit waste re-routing. What's different about mansion block bathrooms

  • Concrete floors. Most mansion blocks have concrete floor slabs, not joists. Re-routing waste pipework typically requires either keeping the WC where it is, or building a small platform to gain fall to a relocated soil stack connection — not always possible.
  • Soil stack constraints. The waste from your WC has to connect to a vertical soil stack that runs through the building. The position of that stack typically dictates where the WC can sit. We survey this before any layout design is finalised.
  • Freeholder approval. Almost any change to the flat's interior that affects services or shared structure requires written approval from the freeholder. We package the application with drawings, RAMS, insurance evidence, and contractor credentials so it gets approved without weeks of back-and-forth.
  • Sound transmission. Floor coverings have to meet the building's lease requirements (typically a sound-reduction underlay specification).
  • Communal services. Hot water, cold water and heating are often communal in older mansion blocks. Any work affecting these requires building-wide notification and timing.
  • Lift access. Materials and waste come in and out by lift, on a booked schedule, with proper protection of the lift interior.

The process we use

  1. Site visit + survey: We measure, photograph, identify the soil stack location, check the floor build-up, take notes on what's possible and what isn't.
  2. Layout proposal: Within a week of the visit we produce a layout sketch with the constraints noted. You sign off before we go further.
  3. Itemised quote: Within 5 working days we provide a written itemised quote covering structure, plumbing, electrical, tiling, sanitaryware, fees, and a contingency line.
  4. Freeholder application: We prepare the application package and submit it. Approval typically takes 2–6 weeks depending on the managing agent.
  5. Material lead times: Premium sanitaryware often has 4–8 week lead times. We schedule installation around the longest-lead item.
  6. Site work: Typically 3–5 weeks on site for a full bathroom renovation in a mansion block flat. The lift-and-protection logistics add time vs. a terrace equivalent.
