Answers to the questions customers most often ask us before starting a project — from the areas we cover and how long work takes, to guarantees, insurance, payment and what happens once the job is done. If your question isn’t here, get in touch and we’ll be glad to help.
We’re based in Fulham and cover south west and west London, including Chelsea, Kensington, West Kensington, Hammersmith, Fulham, Putney, Wandsworth, Battersea, Clapham, Balham, Parsons Green, Earls Court, Shepherd’s Bush, Pimlico, Notting Hill, Chiswick, Barnes, Earlsfield, Tooting, Ealing and Acton. For bigger projects like full house refurbishments, loft conversions or extensions we’re happy to travel further to help.
We’ve been running since 2015, working on homes and commercial spaces across south west London, and the team has grown steadily on the back of top-quality work and happy clients. Read more about Fulham BM here.
Yes. We carry public liability insurance, employers’ liability insurance, a CHAS certificate of compliance and Federation of Master Builders membership — you can see them all on our documents and certifications page. We can also provide insurance-backed guarantees, so just ask our office if you’d like to know more.
Get in touch by phone or through the website enquiry form and we’ll arrange a visit to see the work in person, because an accurate quote for building work needs a proper understanding of the project itself — and there’s no charge and no obligation for the quote. We also like to give fixed quotes so there are no surprises once we start, and because that takes a personal visit to understand your layout and the specific needs and issues involved, the more openly you can talk us through what you’re after, the better the result.
Yes — we cover everything from a single day of handyman and maintenance work through to complete bathroom renovations, kitchen renovations, loft conversions and roof renovations, so you can use one trusted team rather than juggling several trades. We also offer weekly or monthly property maintenance, keeping an eye on things like post and checking for problems such as leaks after heavy rain or heat damage to flat roofs.
Most bathroom renovations take around four weeks, though we also offer an express fit-out in about 21 days for an additional fee. The exact timeline depends on the size of the room, whether the layout is changing, and how much plumbing and electrical work is involved, and we give you a realistic schedule before we start rather than an optimistic one.
The main factors are the size of the room, whether you’re keeping or moving the plumbing, the specification of tiles, sanitaryware and fittings you choose, and any hidden issues like old pipework or damp that come to light once work begins. Moving the layout is usually the single biggest factor, along with the type of tiling — large-format tiles or mosaic, niches, mitred edges and so on — and the overall complexity of the bathroom.
We can do both — we’re happy to work from a design you’ve already had drawn up, or to help you plan the layout, fittings and finishes ourselves so it suits the room and the way you actually use it.
Yes. Proper waterproofing behind the tiles is what stops leaks and damp later, so we tank showers and wet-room areas correctly as standard rather than relying on tiles and grout alone.
Yes — reworking tight or awkward London kitchen layouts is one of the most common things we’re asked to do, and it usually comes down to rethinking where the plumbing, appliances and storage sit rather than simply fitting new units into the old plan.
Either works — we regularly install kitchens clients have bought themselves, and we can also help you source and specify one, then handle the full fit including plumbing, electrics and finishing.
Many loft conversions fall under permitted development and don’t need full planning permission, but there are important exceptions — conservation areas, flats, and larger dormer or mansard designs often do. We help you check where your property stands before any work is planned.
A typical loft conversion is roughly six to ten weeks depending on the type — a simple rooflight conversion is quicker than a dormer or mansard that changes the roof structure. We’ll give you a stage-by-stage timeline once we’ve seen the space.
We hold a CHAS certificate of compliance and are members of the Federation of Master Builders, and we carry full public liability and employers’ liability insurance — all of which you can see on our documents and certifications page.
Yes. Our work is guaranteed, and for larger projects we can provide insurance-backed guarantees — typically a 10-year guarantee, and up to 25 years on the very largest projects. The exact cover depends on the scale of the job, so ask our office what would apply to yours.
For most projects we take a deposit before work begins, a further payment of around a quarter of the total when we start on site, two staged payments as the work progresses, and the final payment on completion once snagging is done. For smaller jobs it’s simpler — a deposit up front and the balance on completion.
Yes. Where a project needs building control sign-off — on loft conversions, extensions, electrical or structural work — we handle it as part of the job.
Party wall agreements are a common requirement for London terraced houses planning an extension or loft conversion, and we can help you through the process (this is arranged for an additional fee).
In most cases you can stay in your home while we work, and we do everything we can to accommodate you and protect the rest of the house. It’s worth being realistic, though — on most building jobs a certain amount of dust is unavoidable even with vacuum filters and regular cleaning, but we keep it to a minimum and tidy as we go.
Yes. We clear all rubbish and old fittings and are fully licensed to do so, usually taking it away as we go, or removing everything off site by the end of the day where it can’t be stored safely on site.
We offer urgent call-outs between 7:00am and 9:00pm. We’re not a 24-hour service, but within those hours we’ll do our best to respond quickly when something can’t wait.
Because we’re local we’re very flexible, and there’s no hard limit on how far ahead you need to book. You can book well in advance, and for smaller jobs we can often fit you in the same day or the next.
Yes — VAT applies to our work.
Before we call a job finished we give you a week to put together a snagging list, because we know life gets in the way and there’s no need to rush it. Once we’ve worked through that list we send the final invoice, and after it’s settled you’re still covered by your warranty, so if anything comes to light later we’ll come back and put it right. In practice almost everything is resolved during snagging, and jobs finish with everyone happy.
Yes, we do take on commercial projects. For commercial enquiries it’s best to speak to one of our managers, who can talk through exactly what you need.
"Works all looks great - super happy with it."
"Thank you very much for attending to this urgent job so quickly!"
"I would like again to express my gratitude for the hard work and professionalism, you have met all our requests with a positive attitude and went the extra mile for us."
"Many thanks for completing all of the jobs so perfectly. It has been a pleasure to deal with you & Fulham BM."
"Again, a big thanks to you and your team for the work completed today."
"I have just renovated the living room, and I am impressed with the work done.
The team installed an in-wall extension socket as part of a wider renovation, and the finish is absolutely seamless.
The socket sits perfectly flush, the plastering is smooth, and everything was left spotlessly clean. Professional, punctual, and would highly recommend to anyone looking for quality building work."
