Fulham Loft Conversion: Types, Tradeoffs, and What to Plan For

A Fulham loft conversion is the single biggest uplift you can make to a standard terrace — in space and in value. The catch: five different types, varying planning permissions, two party walls, and a dozen hidden line items that aren't in the headline quote. Here's how to plan it properly.

Fulham loft conversion types

Velux (rooflight) conversion. The simplest. Keeps the existing roof shape, adds Velux windows, insulates, boards, staircases up. Works on most Fulham terraces but gives the least headroom. Usually a bedroom or study, rarely an ensuite.

Dormer conversion. The most common type in Fulham. Flat or pitched dormer projecting from the rear roof, bedroom-sized usable space, often with an ensuite. Permitted development for most terraces — no planning, but still needs building regs and party wall. If this is the shape you're leaning towards, you can get a fixed quote for a Fulham dormer conversion before committing to drawings.

L-shaped dormer. Wraps around the rear addition's roof. More floor area — typically two bedrooms, or master plus ensuite plus dressing. Common on SW6 Victorian terraces because the plans are near-stock.

Mansard. Rear wall rebuilt at a shallow pitch, creating a near-full storey. Maximum volume, but needs planning permission in most Fulham streets (not permitted development) and always needs party wall. Adds 6–10 weeks to the timeline.

Hip-to-gable + rear dormer. End-of-terrace or semi-detached only. Rebuilds the hip into a gable, then adds a rear dormer — significantly more floor area.

What pushes a Fulham loft conversion up in complexity

  1. Listed building or conservation area. Hurlingham, Moore Park, parts of Munster all add approval time and often material constraints.
  2. Party wall agreements with both neighbours. Terraces = two party walls. Each one may need its own surveyor.
  3. Structural complexity. Spans over 4.5m, chimney breasts to remove, compromised existing rafters.
  4. Ensuites with more than one fixture. Shower, basin, and WC need a new soil run and vent — often chased externally.
  5. Bespoke joinery (fitted wardrobes, built-in desk, library stairs).

What keeps a Fulham loft conversion simpler

  • Choose Velux over dormer if you only need a bedroom. Faster on site, simpler party wall implications.
  • Skip the ensuite. The bathroom on the floor below is probably 2m from the top of the stairs. You don't always need a second one.
  • Book in winter. Loft specialists in Fulham are less booked Dec–Feb. Better lead times and faster starts.

The line items that aren't in the main quote

Items that sit outside most "all-in" loft conversion quotes but that you'll still pay for:

  • Party wall surveyor fees (per wall, per side).
  • Building control fees.
  • Structural engineer fees.
  • Redecoration of the floor below (a loft build shakes ceilings loose).
  • New carpet on the stair run coming up.
  • Scaffolding licence from the council.
  • Skip permits.

Build a contingency into your planning for these. Cheap loft quotes usually achieve that cheapness by leaving them out. The alternative is to request a fixed, fully itemised loft conversion quote where every one of these lines is stated up front.

Typical timelines on site

  • Velux: 6–8 weeks.
  • Dormer: 8–12 weeks.
  • L-shaped dormer: 12–16 weeks.
  • Mansard: 14–20 weeks plus 8–12 weeks for planning approval.

Questions to ask before you sign

  • Is the quote fixed, or an estimate with variable-rate extras?
  • Who's the structural engineer? Are their calcs included?
  • Party wall awards — is the surveyor appointed or does the homeowner arrange?
  • What's the make-good schedule for the floor below?
  • Who's the main point of contact through the build?
