5 Signs Your Fulham Property Needs Renovation (Not Just Maintenance)

There's a point where patching stops being economical and a Fulham building renovation makes more sense than another year of callouts. The line is rarely obvious. 1. You've paid for the same problem twice

If the downstairs loo has damp-patched twice in three years, you don't have a recurring plumbing issue — you have a structural one. Usually a failed damp-proof course, a leaking waste running behind the wall, or cold-bridging where the back addition meets the main house.

Patching this with skim and paint is buying six months. Proper works in that zone — new DPC, new waste run, insulated wall makeup — fix it permanently.

2. Your rooms don't work for how you actually live

Victorian terraces were built when the kitchen was a back-of-house utility. Most people now want kitchen-living-dining as one space. If you're squeezing into a 2.5m-wide kitchen and eating in front of the TV, the house is fighting you.

Opening up ground-floor walls to make a proper kitchen-dining room is a structural job (structural engineer, RSJ, knock-through, making good). It's not a maintenance call. It's a decision.

3. The back of the house is colder than the front

Almost every Fulham terrace has a colder back addition. Single-skin wall, uninsulated roof, original windows. If you can feel the difference walking between rooms, you're paying for it in heating and losing floor space you've given up on using in winter.

Back-addition renovation — insulated wall build-up, roof upgrade, new windows, often combined with a small extension or re-roof — permanently changes the usable footprint of the house.

4. You keep postponing decoration because something underneath isn't right

Decorating on top of failing substrate wastes the paint. Sorting the substrate first — re-plastering, tanking damp areas, moving a radiator off a wet wall — then decorating is genuinely more economical over a 5-year window.

5. You're planning to sell in 2–5 years
