• Fire door inspections and remedial work. Required under the Fire Safety (England) Regulations 2022 for buildings over 11m. Routine inspection plus any required remedial work.
• Gas safety inspections (CP12). Annual landlord gas safety certificates across rented flats in a building.
• Internal redecoration of communal areas. Hallway and stair refreshes typically scheduled in the lower-traffic months. Non-disruptive scheduling, dust control, no overnight materials left in shared areas.
• Roof and external maintenance. Gutter clearing, lead repair, re-pointing of stucco facades, scaffold-coordinated work where required.
• Bathroom and kitchen renovations inside individual flats where the leaseholder commissions the work directly — we coordinate with you on freeholder approval and building access.
